Holladay's housing landscape is distinct: a high concentration of luxury custom homes built between 1990 and 2010, with extensive hydronic systems (multi-zone radiant, snow-melt driveways, indirect DHW tanks) that are now reaching the 15-25 year mark — exactly when mechanical components start needing real attention.

The original radiant manifolds in 1990s and 2000s Holladay custom homes are still functional but their actuators, zone valves, and circulators are at end-of-life. We rebuild the mechanical side without disturbing the buried PEX — usually a one-day job that extends the system another 15-20 years.
Snow-melt idle-mode gas waste
Many older Holladay snow-melt systems have outdated controls that run the system in idle mode all winter — burning gas continuously to keep the slab just above freezing whether it's snowing or not. Modern smart sensor controls (tekmar 654, Honeywell) only fire the system when precipitation is detected. The retrofit pays for itself in gas-bill savings, often within one or two winters.
Pavement sensor failures (snow-melt)
Sensor degradation is the most common "snow-melt seems broken" call we get from Holladay. Sun, weather, and time degrade the sensors after 8-12 years. Replacement is routine and we carry common brand sensors on the truck.
